How Does Integrated Facility Management (IFM) Benefit an Organization?

Today, we really want to tackle this crucial question regarding the value of IFM. We often hear: “What value will the Integrated facility Management (IFM) Model add to our organization?” or “We understand the FM concept but, what benefits our company will gain from outsourcing their non-core services?”

Well, let’s break it down.

First, let’s define what is IFM. Integrated Facility Management is a management system based on one team of experts operating all facility related services (cleaning, security, catering etc) under one single contract. IFM is still a new concept which opens up tremendous opportunities. On the other hand, it means that we have a lot to prove. Therefore, adding value to organizations increases credibility and growth for the facility management profession.

Now, let’s dive in the values of IFM. There are two different categories of IFM values:

Tangible value represents the quantifiable and measurable benefits.

For instance, it can be a benefit related to the cost such as building operation cost saving. An example of building operation cost saving is assets management which allows a longer maintenance of the asset and thus, generates cost saving.

Intangible value is any benefit that cannot be seen or touched.

Let’s first talk about the Tangible values.

Facility Management is not a revenue generating department for a company, rather, it is a cost center. However, managing facilities is essential for any business. As experts in the Integrated Facility Management industry, Gold Bricks FMS provides Cost saving solutions and allows all organization’s departments to generate more revenue. How come?

  1. The first tangible value is that we enable our clients to improve their operational performance by focusing on their core business which generates more revenue. IFM services help by renovating spaces, such as installing equipment that make the working environment more efficient or bringing new technologies to the organization operations. This allows the company to focus on their core business and achieve their strategic mission of growth without all the unexpected and unpredictable events from their facilities.

2. The second value, and one of the most important, is Cost Saving. How to achieve that? The first thing that might come into your mind is reducing labor cost. However, our approach is different. We review all the current services delivery and come up with processes based on our expertise to increase the overall efficiency. Efficiency and expertise will reduce unwanted events, asset breakdowns, etc. and this will result in cost saving for the company. Another way to achieve cost saving is through energy consumption management. For example, installing LED (light-emitting diode) in one of our client sites reduced the energy cost related to lighting by 60%.

Now that we have talked about the tangible values, let’s talk about intangible values. Those value are essential but hard to measure.

1. The first intangible value is expertise. Our experts come to the client site to maintain the essential equipment so that there is no interruption in our client business operations.

2. The second value is leadership. Managing all services related to facility management allows our managers to develop leadership. We are able to inspire and challenge all of our services employees to be more efficient. Therefore, we can develop leaders in each of our onsite teams and create a proactive working environment which is to focus on the organization mission of growth.

3. The last intangible value is becoming the “easy button”. Our onsite managers are the main point of contact that any of our clients’ employees reach out about facility matter. Our account managers have the expertise and innovative mind that simplify our client interaction with the building management. Our clients don’t need to know about the building or have the “know-how,” they can just express their problem or idea to our team and we will come up with the best solutions.
