IFM stands for Integrated Facility Management.

Essentially, IFM is an All-in-1 outsourcing facility management system based on:

  • 1 service provider responsible for delivering all building related services

The Facility Management (FM) model is based on the client in-house FM team (non-outsourced). The in-house FM Team manages numerous vendors to ensure the delivery of all the services required for the facility. The management of facility is complex, and businesses frequently encounter problems related to costs and lack of expertise.

On the other hand, the IFM model offers a simplified management system.

All services are managed by one FM outsourcing expert. This partner manages service delivery, vendor selection, administration, training, operational management, integration, technology, innovation, strategic support, etc.

For instance, our account managers guarantee quality through audits of our clients’ facilities and KPI review. KPI (Key Performance Indicator) is a tool for our client to evaluate our services qualities based on a certain of number of criteria determined during the contract period).

To start with, using a single IFM service provider allows you to reduce the additional costs associated with multiple service providers and reduce the number of contracts. Also, our clients can avoid the direct and indirect costs of performing services themselves reducing the costs associated with staffing, materials, training, quality control etc. Those cost savings can be redirected into funding other core-value projects.

In addition, Hyundai GBFMS ensures cost saving through IFM expert strategies. Here, we use the glidepath method which is a cost saving plan over the period of contract. Usually, IFM contracts last between 3 to 5 years which allows us to propose competitive cost savings. We guarantee you, a certain percentage of cost saving.

In addition, we have a well-defined vendor selection process strategy. When selecting a vendor, in addition to normal procedures like compliance with Hyundai GBFMS rules and regulations, we make sure their technical capability, strength, background, field, size, value, etc. We also inform the client and ensure that vendors also comply with all of the clients rules and regulations.
