Overview

As the ongoing war against Covid-19, is still very much active across the world, a new type of trend and technology is emerging.

A technology focused on helping people going back to normal as much as possible. And when we talk about the people, the first thing in mind is that for them to go back to normal at their offices, retail sites, manufacturing sites, etc. they need our support.

Hence, the FM industry is under tremendous pressure to make sure that the people are going back to normal as soon as possible and with as little disruption to their work or life as possible.

In other words, the FM industry is at the very center stage of defining success or failure.

But before we move on, what are some of the trends emerging from the current situation?

1. 3D application

  • They offer excellent mapping and 3D facilities tour.
  • RE companies especially in the USA, have been able to do business as usual at this time by allowing potential home buyers to have a 3D tour of their dream home and buy the property if satisfied.
  • All this process happens without the need to leave their comfort sofa during lockdown.
  • The same technology is used for FM sites. Our onsite colleague can simply 3D map the site and all they need is a Smartphone and download the application from 3D service providers.
  • The 3D is made available to the HQ and all other relevant parties involved and it feels like we are touring the facility live with actual detailed size, assets, colors, etc. without actually being there.

2. Facial recognition

  • Already here and currently used as a preventive measure to screen people’s body temperature entering the site.

3. Indoor air quality

  • This is another area where real time analysis, sampling and benchmarking is critical to the overall business environment.

4. Drone cleaning

  •  Are already being used for cleaning on large areas or high-rise buildings.

5. Drone delivery

  • Online shopping or order have been with us for quite a while now.
  • The order is delivered to us by various types of services performed by humans. However, what if our delivery is performed by robots or drones? This technology is already here with the likes of Amazon, etc. who have either started or in the final regulatory stages of starting robot delivery.

6. Robots

  • They are already performing various tasks at the FM sites, health centers, shopping malls, educational institutions, retail shops, transportation, etc.

7. Automated orders, contactless payments, etc.

  •  These are not new tech either.

8. UVC Sterilization and disinfection devices

  • They are performing tasks free of chemicals and ozone at a fraction of current cost.

The list can go on and on and the above examples are already shaping our daily lives.

Why will the FM operator be an indispensable factor for business success?

Time where companies looked at the FM operators as a tool to minimize costs is gone. The pandemic has made the board to fully grasp the vital role of FM industry on realizing their strategic goals.

But this is a two-way road. Since we have been accepted by the board as equal partner, how about ourselves? Are we ready to be equal and led alongside?

To do so, the FM service providers must lead clients on getting back to normal. And some of the best ways to move on and factors to consider.

·      Service integration and streamlining of value, process, and performance

·      Service transparency addressing KPI’s, costs, operations, etc. through data analytics

·      Introducing new workplace personalization ideas for better performance, retention, and well-being of employees

·      Support and Remote assisted maintenance when needed through new tech

·      Risk and cost reductions on hazardous tasks through use of new tech

·      Etc.

Conclusion

As we have seen during the pandemic, everyone suddenly turned to the FM service providers for answers. We were suddenly supposed to have this magic fictious formula of stopping the disaster as it rolled out.

Everybody wanted answers on how much should the social distancing be at their office, whether and how often should the site be disinfected, whether temperature check is needed, whether the HVAC must be shut, whether daily change of filters is needed, whether special filters are needed to be installed, whether and what are other clients implementing at their sites, and so on.

The truth is that there is no magic formula and all in one answer. These answers depend on each client type, size, organizational structure, systems in place and above all, each client’s facility itself.

Only then, we can come up with this magic formula and the right strategy by combining our knowledge with the priorities and needs of our clients.
